The Neenan Co.

Fort Collins

The Neenan Company strengthens and builds communities across the country with an integrated and entrepreneurial approach to design, construction and development projects. Founded in 1966, the firm is a pioneer of the design-build model and specializes in creating commercial, education, health care and community facilities that generate economic vitality and inspire people to be well, to learn and to lead.

The Neenan Company has coined the term “archistruction” to describe its unique approach to the industry. Traditionally, the real estate industry is driven by commodities – the labor, materials, equipment and land needed to create or renovate buildings. Decision-making is often the product of critical analysis of cost savings and profit margins.

Archistruction is Neenan’s solution to marry the vision, planning and expertise needed to create spaces that lead to economic vitality. It is a collaborative, multi-disciplinary process focused on generating maximum value for Neenan’s clients. It centralizes the work of engineers, architects, designers, project managers, contractors, subcontractors and tradespeople. Neenan works in partnership across all stages – concept, finance, design and build – to create the best, most economically viable spaces for clients.

With one of its recent projects, Tammen Hall Apartments in Denver, the Neenan team redeveloped a historic landmark into affordable apartments for seniors, helping to address Denver’s housing crisis. Located on the Saint Joseph Hospital campus, the building was originally built in 1930 as a nurse dormitory for Children’s Hospital Colorado and sat vacant since 2007. The property provided 49 rental apartments for income-qualified seniors 62 and older, offering independent living options for seniors who are often on fixed incomes and represent one of the city’s most vulnerable groups. The Neenan Company served as the design-build partner for the renovation of the historic landmark, working with MGL Partners and Solvera Advisors LLC as the project developers.

In 2020, in the midst of the global pandemic, NINE dot ARTS launched its Andrà Tutto Bene artist micro-grant program to support the local Denver art community, which was suffering greatly due to the closure of the country’s small and large cultural installations. The micro-grant program, whose name is taken from the Italian phrase, “everything is going to be OK,” is intended to encourage the spread of publicly visible positive messaging, while providing helpful financial support to 30 selected creatives and organizations. Submitting artists were asked to create an eye-catching display centered around the genesis phrase of the program, and each artwork could be found in various locations throughout the city – artists’ apartment windows, parked cars, bikes, balconies and more.
