Five Denver neighborhoods rank as most affordable in 2026

If you’ve tried to buy a home or renew a lease in lately, you already know that the Mile High can feel like a steep mountain to climb.

But heading into summer – the busiest time of year for moving – a new report is offering a data-driven map to some financial relief.

Nextdoor Holdings recently released its 2026 rankings of the most affordable neighborhoods in Denver. It blended economic data with real-time community insights to determine where your money will stretch a little further.

Nextdoor found that the top five most affordable Denver neighborhoods are:

  1. Gateway
  2. Windsor East

With families trying to wrap up relocations before the new school year starts, timing is everything. But finding a spot that aligns with both your lifestyle and your wallet requires looking beyond a mortgage calculator.

“For most people, buying a home is the single-largest financial decision of their lives, and cost is almost always the defining factor in where they can afford bo plant roots,” said Kelsey Grady, Nextdoor’s executive vice president of communications.

To build its Affordability Score, Nextdoor crunched numbers for the U.S. Census Bureau, the Tax Foundation, and the Bureau of Economic Analysis. It layered traditional metrics — median home values, market rents and local tax rates — with their own platform signals to see how Denverites live and engage with their communities.

The result is a highly localized index. Each neighborhood page on Nextdoor now features a score out of 100, letting buyers, renters and real estate professionals easily pinpoint pockets of affordability across the metro area.
