Mesa County’s residential housing inventory reached its highest June level in eight years, according to the latest Bray Report released by Bray & Co. Real Estate.
The county had 912 active residential listings in June, the highest June inventory since 2017 and the largest number of homes on the market since September 2018. Housing supply stood at 3.8 months, matching February 2026 and marking the highest June inventory level since 2014, when supply reached 4.0 months.
The largest share of available homes was priced between $300,000 and $400,000, with 177 active listings, followed by 164 listings in the $400,000 to $500,000 range.
Mesa County recorded 243 residential sales in June, down 13.5% from June 2025 and 2.4% from May. Despite fewer sales, the median home sale price rose to $430,000, up 3.6% year over year and 1.5% from the previous month. Median days on market declined to 60 from 63 in May but remained above the 57 days recorded in June 2025.
Through the first six months of 2026, 1,306 homes were sold through the MLS, down about 10% from 1,455 during the same period in 2025. Sales volume totaled $608.9 million, compared with $675.5 million a year earlier.
North Grand Junction led the county with 176 sales year to date, followed by Grand Junction City with 169.
Building activity also slowed in June. Mesa County issued 43 single-family building permits in June, down 38% from June 2025. Through June, 329 single-family permits had been issued, a 7% decrease from 353 permits during the same period last year.
