Denver-area home sales and new listings declined in July while prices remained higher than a year earlier, according to the Denver Metro Association of Realtors® (DMAR).
The region recorded 3,667 closed sales, down 11.81% from June and 5.68% from July 2025. New listings fell 5.32% from June to 5,447.
Active listings increased 2.91% from June to 13,115 but remained 6.29% below the previous July. Homes that sold spent a median of 21 days on the market, compared with 18 days in June and 24 days a year earlier.
The median closing price for attached and detached homes was $605,000, down 1.54% from June but up 2.95% year over year. Sellers received an average of 99% of their listing prices.
Through July, 24,958 homes had sold, down 2% from the same period in 2025. The year-to-date median price was $600,000, about the same as last year.
Market conditions varied by property type. The median price for a detached home was $660,000, up 1.54% from a year earlier. Detached homes spent a median of 17 days on the market and had nearly three months of supply.
Attached homes had a median price of $380,000, down 2.56% from June and July 2025. Condominiums and townhomes spent a median of 40 days on the market and had about 5.7 months of supply. Attached-home sales declined 12.18% year over year.
“Today’s 13,115 active listings remain well below the 20,000-plus this market carried routinely between 2008 and 2012, reminding us that the Denver metro market isn’t oversupplied by historical standards,” said Amanda Snitker, chair of DMAR’s Market Trends Committee. “It’s simply no longer scarce.”
The market for homes priced at $1 million or more continued to grow. Through July, 3,569 properties in that segment sold for a combined $5.83 billion. Luxury properties spent a median of 17 days on the market.
Luxury attached-home sales increased 26.09% from June and 81.25% from a year earlier. Sales volume rose 108.3% year over year and the median price per square foot reached $572.
