Thompson Thrift sells Notch66 apartments in Longmont

BOULDER, Colo. — said it sold Notch66, a 336-unit multifamily community in Longmont, to for an undisclosed price.

The property was purchased through Wolff’s core-plus acquisition vehicle. Notch66 was developed with equity from Watermark 2021 Development Fund III, LP. Construction began in February 2022 and was completed in June 2024. At the time of the sale, the property was 93% leased.

“The successful sale of Notch66 reflects our commitment to delivering thoughtfully designed communities in growth markets like Longmont,” said Josh Purvis, managing partner for Thompson Thrift Residential.

The property is on about 18.4 acres at 2514 Main St. and Ute Highway. The development includes one-, two- and three-bedroom units. Amenities include a clubhouse, swimming pool, fitness center, community Wi-Fi and a dog park.

Thompson Thrift said it has developed 22 communities in Colorado, including three in Longmont.

The transaction was brokered by CBRE. Shane Ozment, Terrance Hunt, Chris Hart and Brad Schlafer represented Thompson Thrift.

“We had an incredible number of offers for Notch66,” said Shane Ozment, vice chairman at CBRE.
