Arvada retail building and LoHi home sales total nearly $4 million

Two recent real estate transactions in metro Denver totaled nearly $4 million, according to Kaufman Hagan Commercial Real Estate.
A retail and office building at 5613 Olde Wadsworth Blvd in Olde Town Arvada sold for $1.34 million on April 1. The 3,386-square-foot property traded for $395.75 per square foot and sits on a 6,534-square-foot lot. Amanda Weaver represented the buyer.
“I’m excited that Tee Lee has found its new home in downtown Arvada,” Weaver said.
In Denver’s Lower Highlands neighborhood, a newly built single-family home at 2824 Vallejo St sold off market for $2.63 million on March 18. The 4,358-square-foot property includes five bedrooms and six bathrooms and sold for $603.49 per square foot. Zachary Bierman represented the buyer.
“Our relationship with this client was built on the complexities of commercial investment metrics and long-term portfolio growth,” Bierman said. “When the need arose for a residential transition, the client sought the same level of analysis and negotiation.”
Kaufman Hagan said the residential sale reflects increased crossover between commercial and residential representation for private real estate portfolios.
