The long-awaited transformation of the western gateway to Cherry Creek has shifted from blueprints to heavy machinery.
Denver developer East West Partners and private equity partner Ascentris have started demolition on the Cherry Creek West site.
The 13-acre mixed-use project spans four city blocks from Univeristy Boulevard to Clayton Lane. The design aims to “complete” the neighborhood by reconnecting the shopping district with the Cherry Creek waterway.
“After years of planning and preparation, Cherry Creek West is moving from vision to reality,” Amy Cara, managing partner at East West Partners, said in a statement. “This is just the first step toward delivering our vision, with the first three buildings and the most meaningful of the public spaces coming to life by the end of 2029.”
The first phase of the development is concentrated on the east side of the site. Upon completion, it will deliver:
The master plan eventually calls for 840 residences, 600,000 square feet of office space and 100,000 square feet of retail.
To maintain the district’s pedestrian-friendly neighborhood feel, the developer is tucking more than 2,000 parking spaces into an underground garage.
Demolition is currently occurring on the former sites of Elway’s, Brio, The Container Store and Macy’s Furniture Gallery, with clearing expected to wrap up late this summer.
While most of the old Cherry Creek West will vanish, the former Bed Bath & Beyond building will remain temporarily to serve as a construction headquarters.
Infrastructure work and creek-side improvements will continue through 2027, with the first vertical delivery slated for summer 2029.
“We know there is a lot of interest in this project, and we look forward to sharing updates as Cherry Creek West begins to take shape,” Cara said.
