Mortenson, Saunders to lead Cherry Creek West project

DENVER — | Saunders, a joint venture between two of Denver’s leading construction firms, has been named construction manager and general contractor for the redevelopment.

The 13-acre project, located at First Avenue and University Boulevard, will transform a large surface parking lot into a vibrant mixed-use district. It will feature offices, housing, retail and dining designed to create a walkable, connected neighborhood adjacent to the Cherry Creek Shopping Center and Cherry Creek North.

The partnership combines Mortenson’s and Saunders’ deep roots in the community and track record on high-profile urban projects, including work in Cherry Creek North, the 9+CO development and the Union Station neighborhood.

The development, led by , will be constructed in two phases. Demolition and enabling work are expected to begin in early 2026, with phased openings of the first three buildings, an underground parking garage, upgrades to the and integrated open space anticipated through 2029.

East West Partners, known for Union Station and Riverfront Park, is joined by real estate investment firm Ascentris. Together, the partners aim to create a people-focused neighborhood that reconnects the area to the creek, encourages walkability and blends with the character of Cherry Creek.

According to project leaders, Cherry Creek West will feature:
• Pedestrian-friendly walkways, plazas and gathering areas
• A mix of uses that draw people in and support a live-work-play lifestyle
• Improved access to the Cherry Creek Trail and integration of natural elements
, energy-efficient systems and modern stormwater management
