Denver medical office property sells for $2.16 million

A 14,560-square-foot medical office property in Denver’s Hale neighborhood has sold for $2.16 million, according to Marcus & Millichap.
A group of private investors acquired the property at 820 Clermont St. from an owner-user in an all-cash transaction. The new owners plan to lease the available space.
The building is one block south of the Rose Medical Campus. Built in 1971, it sits on 0.25 acres and is zoned for office, medical and commercial uses. The property also has received recent capital improvements.
“Demand from expanding outpatient and specialty providers remains strong, particularly for properties near major health care campuses like this one,” Erik Enstad, associate director of investments at Marcus & Millichap, said.
Enstad, Brandon Kramer and Chadd Nelson of the firm’s Denver office represented the seller and procured the buyer.
