ARVADA, Colo. — A 25,567-square-foot office building in Arvada has sold for $3.2 million, according to Marcus & Millichap.
The transaction involved Park Center Office Building, located at 8795 Ralston Road. The sale also included the adjacent parcel at 8801 Ralston Road.
Erik Enstad, Brandon Kramer and Chadd Nelson of Marcus & Millichap’s Denver office represented the seller, a local owner, and secured the buyer, a local investor.
“Arvada’s office market continues to benefit from limited new supply and steady demand from medical and professional office users,” said Erik Enstad, associate director of investments with Marcus & Millichap.
Built in 1974, the two-story office property sits on nearly 1.4 acres and was fully occupied at the time of sale. The building is leased to a mix of medical and professional office tenants.
The property is located at the intersection of Ralston Road and Estes Street, adjacent to Ralston-Central Park and near Olde Town Arvada and the Ralston Creek retail and dining district.
