FORT WORTH, Texas — has expanded its presence in Durango with the acquisition of Confluence at Three Springs, a 171-unit apartment community within the Three Springs master-planned development.

The Class A property was built in 2016 and is located in one of Colorado’s most supply-constrained housing markets. The purchase marks Olympus’ second acquisition in Durango, following its 2021 purchase of Rocket Pointe, which the firm continues to manage.

Company officials said the acquisition aligns with Olympus’ strategy of concentrating investments in submarkets where it has established operational scale and local expertise. Managing two properties in Durango is expected to improve efficiency, leverage regional resources and enhance performance across the firm’s portfolio.

Durango’s housing dynamics were a key factor in the acquisition, Olympus said. Median home values in the area exceed $730,000, while renters at Confluence benefit from a monthly cost advantage of more than $4,000. Rent at the property accounts for about 19 percent of tenants’ income, according to the firm.

“Durango has consistently demonstrated healthy supply and demand fundamentals,” said John Vu, director of acquisitions at Olympus Property. “The strength of the Three Springs master plan and the property’s connectivity to major employers and outdoor amenities make it an attractive long-term investment.”

Confluence is located near Mercy Regional Medical Center and Fort Lewis College, two of the area’s largest employers. The community also benefits from proximity to tourism destinations, outdoor recreation and ongoing public and private investment.

Additional development in the area is planned, including the Mesa Park project, which is expected to add an events center, an amphitheater and an expanded regional trail network by 2027.
