DENVER — Formativ Real Estate Group has broken ground on Rowan, a 358-unit apartment development at 3875 Walnut St. in Denver’s River North Art District.

The project is located near the 38th & Blake A-Line commuter rail station and is part of a larger that also includes 3850 Blake, a 310-unit community under construction, and a planned 180-room hotel.

Denver Mayor Mike Johnston said the development will add both market-rate and workforce housing in a transit-accessible neighborhood.

“If you are a 20-something looking for your first job or you’re a teacher, nurse or a firefighter, and you want to still be able to live in one of Denver’s best neighborhoods, you can do that at this location,” Johnston said.

According to Formativ, most residences at 3850 Blake will be reserved for households earning between 60% and 90% of area median income. Rowan will offer market-rate studio, one-bedroom and two-bedroom apartments.

, CEO of Formativ, said the company sees an opportunity to add housing as multifamily development activity has slowed in recent years.

“With multifamily development starts down significantly over the last few years, and solid absorption of the current supply, we are positioned to deliver into a great market in 2028,” Campbell said.

Rowan will include amenities such as a pool, fitness center, coworking space, theater room and rooftop gathering areas. The project is expected to take about 28 months to complete, with residents projected to begin moving in during fall 2028.

The planned hotel is expected to break ground in the first quarter of 2027. Together, the three projects are expected to include more than 15,000 square feet of retail space.

Denver-based SAR+ is serving as architect of record, Britt Design Group is leading interior design and is the general contractor.
