DENVER — VanWest Partners, a Denver-based real estate investment firm specializing in self-storage, has opened a new facility on South Colorado Boulevard.
ClearHome Self Storage-Colorado Blvd, located at 2425 S. Colorado Blvd., officially opened in late June after a 20-month development. The five-story property offers more than 92,000 rentable square feet and 1,100 climate-controlled units.
The facility features a glass façade, Kalwall lighting and integrated solar power, combining modern design with sustainability and energy efficiency.
“This project reflects our continued focus on delivering best-in-class self-storage facilities in growing and undersupplied markets,” said Jacob Vanderslice, principal at VanWest Partners. “We are excited to bring ClearHome Self Storage to South Colorado Boulevard and meet the area’s rising demand for quality storage solutions.”
The property sits within the University Park corridor, surrounded by retail and multifamily development, and serves neighborhoods including University Hills, Observatory Park, Wellshire and Cherry Hills Village. Despite industry headwinds such as slower residential mobility and softening demand, leasing activity at the facility has surpassed expectations.
Waner Construction served as general contractor, and Galloway Architecture handled architectural and civil engineering work. Construction financing was provided by Wintrust Financial.
ClearHome Self Storage, VanWest’s management subsidiary, will operate the facility. The company’s portfolio includes 41 properties across 15 states, with plans to continue expanding in select high-demand markets nationwide.
