Paradigm River North is an eight-story, 200,000-square-foot office and retail development at 3400 Walnut Street in Denver’s River North Art District. Designed by Tryba Architects and built by Saunders Construction, the $62 million project blends modern workplace innovation with the area’s industrial legacy. Developed by Jordon Perlmutter & Co. and The Rockefeller Group, the LEED-Gold certified building features panoramic skyline views, flexible workspaces and expansive outdoor access on every floor. Martin/Martin provided civil and structural engineering.
Challenges included integrating a modern office experience within a historic context. To meet local zoning requirements, stepped massing introduced terraced outdoor plazas and amenities on every level, offsetting upper-level square footage reductions while enhancing nature access and echoing the nearby former dry ice factory with brick detailing. A flat slab construction method combined with car stackers addressed parking needs without extensive excavation, avoiding groundwater issues and maximizing usable space.
Paradigm’s design promotes health and connectivity with on-site bike storage, showers, a fitness center and intelligent building systems that enhance security and user comfort. Its high walkability and proximity to light rail support sustainable commuting. Already over 40% pre-leased before completion, the building has become a magnet for companies seeking collaborative, amenitized workspaces. It serves as a model for the next-generation urban office, integrating nature, technology and design to elevate the employee experience.
