King Soopers Marketplace opens at former Louisville Lowe’s site

LOUISVILLE, Colo. — A new King Soopers Marketplace has opened at the former property at 1171 W. Dillon Road, completing the redevelopment of a commercial site that had been vacant since 2019.

The 122,000-square-foot building officially opened June 24 after Dillon Companies, a subsidiary of , purchased the property for $22.6 million and completed a $23.6 million redevelopment.

Before the sale, worked with Vitrian on a proposal to redevelop the site as the Centennial Valley Innovation Center, a campus for and . The project was not pursued.

“Large-format vacant retail buildings present unique redevelopment challenges, and our goal has always been to see this important Louisville site returned to productive use,” said , president and CEO of Koelbel and Company.

The new King Soopers Marketplace includes a grocery store, an in-store Starbucks, Murray’s Cheese Shop, a sushi department, a drive-thru pharmacy, pickup and delivery services and a fuel center with five fuel pumps and eight electric vehicle charging stations.

Koelbel said redeveloping underused commercial properties benefits local communities regardless of the final use.

“Whether through employment centers, housing, mixed-use projects or neighborhood-serving retail, bringing underutilized properties back to life strengthens the local economy,” Koelbel said.
