Miniso, American Eagle join Denver’s Northfield retail surge

Two national retailers, global lifestyle brand and clothing brand Outfitters, plan to locate stores in , an open-air regional shopping center in Denver.

Miniso offers cosmetics, stationery, toys and home goods through collaborations with brands like Disney, Barbie, Hello Kitty, and Marvel. American Eagle offers casual, comfortable clothing.

The leases, totaling 12,500 square feet, are the latest moves in a strategic repositioning of the 1.1 million-square-foot shopping center that has brought occupancy to 96% the stores open.

Since acquiring the property in 2022, Los Angeles-based has executed leases totaling more than 344,000 square feet. The real estate investment firm’s aggressive leasing strategy has attracted major names, including lululemon, Nike, Sephora and Lucky Strike.

“The way we curate our retail is what ties us to the community,” said Jeff Bhathal, co-head and managing director of retail at Stockdale. “It is about identifying the right national and regional brands, and then determining the correct subset of fitness and food and beverage options to serve the community and the broader market.”

A key component of Stockdale’s strategy has been backfilling large-format vacancies such as the former JCPenney and Macy’s locations.

Wayfair is opening a showroom in one of the anchor spaces, marking the online furniture giant’s first brick-and-mortar store in the Mountain West region, slated to open in 2026.

Life Time Fitness will bring a luxury athletic club concept with resort-style amenities to the center in 2027.

“When this project became available, we studied it and we liked the story,” Bhathal said. “The neighborhood hadn’t quite developed when we acquired it; the residential was being built out.

“We did our research and asked different brands and retailers whether they would consider the market. The reception was very positive.”

The Shops at Northfield still has land available for development, and Bhathal said more is coming.

“There’s been so much transformation in Colorado,” he said. “It’s a traffic-driven market, and we felt like we had an opportunity to make an impact. We see it as a key market in the U.S., and we want to plant a flag there.”
