Skyline at Highlands is an 802,837-square-foot multifamily and in Denver’s LoHi neighborhood, delivering 533 apartments and 93 Airbnb-style hotel units. Designed by and built by The Weitz Company, the project overcame significant design and construction challenges, including an accelerated timeline to preserve entitlements and a major redesign that replaced condominiums with apartments and expanded amenity spaces. acquired the site in 2021 and led a fast-tracked transformation to reflect Colorado’s relaxed, outdoor lifestyle.

The building features a third-floor amenity deck with a pool, courtyards, dog park and fitness spaces that act as a two-acre park in the sky. Interior amenities include a music room, a podcast studio, a spin room and a lobby with rental offerings from kayaks to Roombas. The project’s innovative use of light-gauge steel supports its 12-story height, exceeding the standard for this construction type.

Skyline prioritizes connectivity, offering walkable access to downtown and parks while integrating a De Stijl-inspired façade that evokes public art. The project partnered with the Denver Public Schools Foundation to provide 10 rent-free apartments for educators. With structural support from Fortis, civil engineering by Kimley-Horn and interiors by Vida Design, Skyline is a resilient, community-oriented development adding critical housing and energy to Denver’s urban core.
