The Ayden is a 132,920-square-foot residential development that transformed a former industrial parking lot in Denver’s Sunnyside neighborhood into a vibrant, transit-oriented community. Built by Brinkmann Constructors and designed by OZ Architecture, The Ayden integrates 127 units into a walkable district that prioritizes equity, sustainability and connection. Drawing inspiration from nearby bungalows and the historic Horace Mann School, the building’s form reinterprets traditional materials and rooflines in a modern, three-story structure that complements its evolving context.
Construction presented several challenges, including the tight coordination of structural angles and winter weather delays. Despite losing 25 days to snow, the team achieved timely delivery through logistical efficiency and value-driven design revisions. Civil engineering by HKS, structural planning by Fortis Structural and MEP services by RTM Engineering supported the seamless execution of this $26 million project.
The Ayden’s thoughtful massing, S-shaped footprint and courtyard over structured parking enhance daylight access, reducing corridor length and encouraging resident interaction. The site’s redevelopment avoided displacing existing homes and engaged local stakeholders through outreach to Sunnyside United Neighbors, Inc. (SUNI) and neighborhood residents. Certified by Energy Star and supported by Xcel’s energy programs, The Ayden exemplifies how inclusive, sustainable design can foster a resilient, community-focused future in Denver’s historic Northside.
