Stockbridge Capital Group acquires Commerce City industrial facility

Stockbridge Capital Group has acquired a 9,221-square-foot in Commerce City from Stonemont Financial Group. Kenai Capital Advisors represented Stonemont in the sale.

The property at 8200 E. 84th Ave. sits on 4.75 acres and is fully leased to a national telecommunications infrastructure tenant. The site includes a 2024-built metal-frame building with 20-foot clear height, three drive-in doors and a secured, fenced yard.

The facility is located near Highway 2, E-470 and Interstate 76, providing access to the . Industrial outdoor storage properties have drawn investor interest due to limited zoning availability, constrained supply and continued demand from users.

“8200 E. 84th Ave. is exactly the kind of infill industrial service facility institutional capital is competing for,” said Garrett Neustrom of Kenai Capital Advisors. “It is a 2024 construction in a corridor where new outdoor-storage product effectively can’t be built.”

Kenai Capital Advisors is a Littleton-based commercial real estate investment sales and capital markets advisory firm focused on industrial, office, data center and retail assets across the Mountain West.

Stonemont Financial Group is an Atlanta-based real estate investment and development firm with more than $5 billion in assets under management across industrial, net lease and healthcare real estate. Stockbridge Capital Group is a San Francisco-based real estate investment management firm with about $37 billion in assets under management as of March 31, 2026.
