Aardex acquires Loveland industrial campus along I-25

LOVELAND, Colo. — Aardex has acquired Brands West, a two-building industrial campus totaling 187,457 square feet in Loveland.

The property was purchased from Hines and is fully leased, according to the company.
Brands West is located at 5365 Byrd Drive and 5645 Kitty Hawk Drive along the Interstate 25 corridor near the Northern Colorado Regional Airport. The site is part of the Brands at the Ranch mixed-use area near the Ranch Events Complex and Blue Arena.
The campus was completed in 2024 and is occupied by six tenants involved in manufacturing and industrial services. Tenants include Muller Technology, James Fisher Technologies and Artisan Design Group, a flooring distribution company affiliated with Lowe’s.
The acquisition was completed through a 1031 exchange following Aardex’s sale of an out-of-state property.
CBRE represented Hines in the leasing and sale of the buildings. Jeremy Ballenger led the transaction with Tyler Carner, Keiffer Garton, Peter Kast, Pete Kelly and TJ Antinora.
Aardex is a real estate investment and development firm with holdings along Colorado’s Front Range.
