DENVER — Ambrose has signed a 178,027-square-foot lease with Advance Stores Inc., a subsidiary of Advance Auto Parts Inc., at Ascent Commerce Center in Commerce City.
The seven-year lease fills Building II at the 33-acre industrial park, which Ambrose acquired in 2024.
Building II totals 313,080 square feet and includes a cross-dock configuration, 36-foot clear heights, reinforced concrete floors, dock-high and grade-level doors, trailer and automotive parking and an ESFR sprinkler system.
The three-building park is located near Interstate 70, Interstate 225 and E-470, with access to downtown Denver and Denver International Airport.
“The successful lease-up of Building II reflects the consistent demand for modern industrial facilities by large occupiers,” said Pat Walsh, senior vice president at Ambrose.
Space remains available at the property. Building I has 43,350 square feet available, including 1,858 square feet of office space. Building III has 101,168 square feet available, including 2,600 square feet of office space.
Ambrose was represented by Drew McManus, Bryan Fry and Ryan Searle of Cushman & Wakefield. Advance Stores was represented by Carm Hicks and Al Williams of JLL.
