RIFLE — Evergreen Real Estate Group has completed Rifle Apartments, a 60-unit development in Rifle that is currently 95% leased.

The income-restricted rental community is located on a 4.7-acre site at 115, 123 and 131 Park Ave. and includes three residential buildings. The project is the first family-oriented Low-Income Housing Tax Credit development built in Rifle in more than 20 years.

The development offers 30 one-bedroom, 20 two-bedroom and 10 three-bedroom apartments for households earning between 30% and 80% of the area’s median income. Fourteen units are reserved for families earning at or below 30% of the area median income through project-based vouchers.

“It’s especially rewarding to see the first residents enjoying their new homes, which, in addition to being affordable, are strategically located to give local families easy access to schools, employers, businesses, public transit, and recreational amenities,” said Javonni Butler.

Amenities include a community room, fitness room, playground, storage lockers and 115 parking spaces with EV-ready charging stations. The property is adjacent to a Colorado Department of Transportation Park-n-Ride served by regional bus routes through the Roaring Fork Valley and Interstate 70 corridor.

The development is located near downtown Rifle, with businesses and services, and connects to the along the .

“For several years, we have worked side-by-side with city officials and partners in Rifle to achieve our vision of creating affordable housing that will improve the lives of local residents,” said Steve Rappin.

The project was designed by and achieved Bronze certification. Financing included support from the , , and other housing programs.
